Job Description Job Description JOB TITLE: PROPERTY MAINTENANCE
TECHNICIAN PAY: $17-$20 an hour SCHEDULE: Monday - Friday 8-5 ,
weekends and overtime when needed. JOB SUMMARY: Responsible, under
direction of the Site Manager, for maintaining overall efficient
operation and upkeep of the apartment community. ESSENTIAL DUTIES
AND RESPONSIBILITIES include the following but are not limited to
the job specifications contained herein. Additional duties and/or
responsibilities that can be performed safely may be required as
deemed necessary by supervisory personnel. Daily repair and upkeep
of the property by satisfying work order requests and completing
all associated paperwork in a timely manner. Preparation of vacant
units for occupancy in a timely manner. Care, maintenance,
security, and inventory of all supplies and equipment owned or
rented by the property and/or management company. Responsible for
supply and upkeep of all personal tools required by ACPP and its
affiliated companies for the Property Maintenance Technician
position. Cleaning up of work area, tools, and equipment daily.
Securing all workshop(s) and/or work area(s) at the end of every
work day. Maintain safe working environments by being aware of and
operating within OSHA (Occupational Safety & Health Act) standards
to include complying with Material Safety Data Sheets requirements
and regulations, complying with all other federal, state, and local
safety regulations, and following company safety policies and
procedures at all times. Maintain a preventative maintenance
schedule and ensure preventative maintenance tasks are completed as
scheduled. Perform periodic inspections of all units and grounds.
Adhere to the dress code for the Property Maintenance Technician
position during all working hours per company policy. Maintain
professional and courteous conduct with residents, vendors,
contractors, and co-workers at all times. Regular attendance,
overtime, and availability to work on-call for after-hours
emergencies and pending property inspections are expected for this
position. OTHER DUTIES AND RESPONSIBILITIES include the following

personnel. Assist in maintaining grounds including but not limited
to landscaping, trash removal, etc. Alert Direct Supervisor to any
unusual or extraordinary circumstances regarding residents or the
condition of the property. Demonstrate thorough knowledge of
management company and property community policies and procedures,
as well as, any property specific program requirements. Seek
educational opportunities and self-improvement for personal growth
and development. QUALIFICATIONS: to perform this job successfully,
an individual must be able to perform each essential duty

knowledge of care, maintenance, and safe, proper use of power tools
and manual tools. Working knowledge of proper storage, use, and
disposal of chemicals in accordance with OSHA standards to include
Material Data Safety Sheets requirements and regulations. Plumbing
work including but not limited to: repair and/or replacement of
faucets, sinks, toilets, tubs, hot water heaters; replacing
fittings; clearing drains; and repairing leaks. Appliance repair
including but not limited to: repairs to and/or replacement of
stoves, vent hoods, refrigerators, garbage disposals, dishwashers,
washers, dryers, etc. Electrical work including but not limited to:
repairs to and/or replacement of power switches, fuses, breakers,
circuits, wall outlets, ceiling lights, ceiling fans, climate
control systems, smoke detectors, vent fans, alarms and controlled
access systems, etc. General knowledge of maintenance and minor
repair of HVAC systems. General interior maintenance, repair, and
replacement including but not limited to: drywall repair, painting,
cabinet drawers, knobs, doors, and hinges, countertops, mini
blinds, broken glass, screens, interior doors, doorknobs, striker
plates, door hinges, tile, carpet, etc. General exterior
maintenance, repair, and replacement including but not limited to:
pressure washing, painting, gutters and downspouts, fencing,
roofing (i.e., replacing shingles) and siding repair, stairs and
stairwells, exterior doors, doorknobs and hinges, deadbolts,
striker plates, etc. Language Skills: Ability to communicate
effectively orally and in writing. Ability to read and interpret
documents and forms- such as safety rules, operating and
maintenance instructions and manuals, procedure and policies
manuals, work orders, etc. Mathematical Skills: Ability to add and
subtract three digit numbers and multiply and divide with 10’s and
100’s. Ability to perform these operations using American units of
money and measurement. Ability to accurately utilize measuring
devices and make reliable estimations. Computer Skills: Ability to
access and effectively utilize the company’s email and timekeeping
systems, property management software, and associate portal.
Reasoning: Ability to apply common sense understanding to carry out
the duties of the position safely and efficiently. Ability to
prioritize work and manage time effectively to maintain schedules
and meet deadlines. Ability to troubleshoot and take a proactive
approach to the maintenance and repair needs of the property.
EDUCATION/EXPERIENCE: High school diploma or general education
degree (GED); or one to three months related experience and/or
training; or equivalent combination of education and experience.
